What is happening, in plain words. Shingles missing along one edge after last week. A brown patch that showed up in February and has not moved since. Grit collecting in the gutter. Or nothing wrong at all and you want a number before selling.
Whether an insurance claim is open and whether an adjuster has been out. That changes the order things should happen in, and the Nebraska timing rules on contracts paid from a claim are worth a look first.
For an acreage, mention how many buildings there are. Shops and machine sheds are a different job from the house and it helps to know in advance.
